An entry renovation typically is a "Cosmetic" renvoation, this is a an effective cosmetic custom design makeover by updating elements including; kitchen or bathroom or laundry, new flooring, internal painting and or "On Trend" wallpaper, light fittings, window treatments, changing entry doors/door hardware are just a effective range of cosmetic solutions that will update your home/apartment/rental or dated homes, still giving it the wow factor, working within a reasonable budget.  The Perth rental market has an oversupply of older properties and a good way to have them tenanted is to perform a costmetic renovation to attract tenants.  Tenants are looking for; new flooring ie; engineered timber/carpets, freshly painted internals, remodelled kitchens and/or bathrooms, updated window treatments, replacement of damaged items.

New Home Design Service Includes; 

DA Approved Plans, Floor Plans/Elevations & Specifications - New Builds


KEE has recently been engaged in providing a new service; designing a new custom designed boutique home in the new land release being: "Perry Lakes" Floreat, Track & Field release.  KEE services included: floor plans, external elevations, design specifications, product specifications and obtained quotations for build/fit-out, whilst meeting and adhering to strict design criteria; (click on link) "Perry Lakes Design Guidelines" coming full circle in achieving a stamped DA (Development Approval) in 2014.  This home design takes into consideration the building envelope on the 375m2 block of land and has maximised the potential of the home including "Ancillary Accommodation" which is a invaluable design feature.

KEE designed the two level home incorporating an On Trend "Roof Top Terrace" and "Ancillary Accommodation" Apartment.  Note: This has been council approved.  The apartment was designed with separate access via a rear lane of the home and/or their own designated garage.  A front door for visitor access was also incorporated.  The design of the modern home with Ancillary Accommodation was designed to cater for "Flexible Living Arrangements" (currrent and future), including generating a rental income from the apartment if desired, whilst the owner/occupier lived in the main residence.  A lift shaft has been incorporated into the design, hence, at any date a lift can be purchased and easily added to the design for a minimal cost as the shaft has already been allowed for.

Ancillary Accommodation is the way of the future for many home owners, thus this (Boutique/Custom Design) provides many additional benefits compared to a normal home design.  If the owner desired to rent the apartment, tenants have their own private access and the apartment is separated in the design to the main residence.  The apartment is a 1 x Bedroom with kitchen/dine, family, ensuite/laundry, complete with private balcony and views of trees.

This apartment was also incorporated to function as; home/office; au pair accommodation; guests/aging parents; teenager (son/daughter) at university providing a separate living apartment space, whilst living with parents/family providing the teenager with a sense of independence and reducing any isolating noise issues from the rest of the family in the main residence.

History of "Modernist Movement" Home Designs in Floreat and various Perth suburbs.  The Modernist Movement began in the late 19th century and continued into the 20th century.   Characterised by a desire to embrace the industrial world and radical new ways and building products reflected in Art and Architecture. Architecture of The Commonwealth Games era is identified and technically referred to the "Post War International Style" and was known as "Contemporary" Architecture.  Predominantly Post War International style incorporated; cubic in form, horizontal form with flat or low pitched roofs, curtain walling with high ratio of glazing to wall, roof extension to provide shading, carports with decorative breeze blocks alllowing light and ventilation.  Natural lighting and ventilation became significant in the plan, outdoors were integrated with the interior living areas.   Open plan housing provided a feeling of spaciousness and for the first time kitchens were being incorporated into the living spaces. The original Games Village was designed to house athletes during the Commonwealth Games (1962) and houses from this era are still present in Floreat/City Beach today (2016).

PRE-START PACKAGE: $400 GST Inc. = 2 Hour Package

Pre-Start Services: Finalise various selections of building/fit-out products as desired by client.  Review clients selections (if you have already started the Pre-Start process with a builder) ensuring the selections chosen will flow throughout the home and compliment the overall design.  Advice on varied products available to suit your home, lifestyle and budget.  Educate clients about the pros and cons of using various products for various applications.  You the client can prioritise items you need assistance with starting with the most difficult or most important fit-out components of a home generally being; kitchens, bathrooms, floor coverings, roof, gutters, downpipes, render colour, etc.  Your home build is probably the biggest investment you will ever make, so investing a small amount of money with the Pre-Start Package will assist with peace of mind that your selections will complement each other and suit the deisgn your  lifestyle and tranform your vision and dreams into reality. 

This package suitable for owner builders who do not have a Pre-Start consultant, clients who have used their allocated time with the builders Pre-Start consultant, clients seeking a third party review of their final selections and developers of unit developments.
